How Express Tax Works
1) Gather your Income & Expenses – your documents, income and expense totals before you begin. You can find a full list of what you’ll need (and won’t need) on the Express Tax page.
2) Prepare your Spreadsheet – if you have an Airbnb, holiday rental or shared rental then we need you to fill in your income and expenses into the EasyBnbTax Ultimate Airbnb Spreadsheet (either the free version or full version is fine). If you don’t already have the free version you can download a copy here. If you have a traditional long-term rental property then the spreadsheet is not required.
3) Fill in the Express Tax Form – the Express Tax online form starts with your personal details, and then works through your employment income, other investment income, private health insurance and tax deductions. This should take you 15-30 minutes, depending on the complexity of your return.
4) Email your Documents – once you’ve submitted your Express Tax form, we’ll send further instructions on which documents we need you to email through, including your Ultimate Airbnb Spreadsheet. You don’t need to send your employee payment summaries, bank interest or private health insurance statement because the ATO will send these to us directly. You don’t need to send us your tax deduction receipts, you just need to file these at home in case the ATO request them.
5) Tax Return Processing – your tax return will be processed personally by Jess Murray CPA within two weeks (within three weeks during the peak of tax season). If Jess has any queries, needs more information, or has suggestions for extra tax deductions that you haven’t thought of, she’ll be in touch via email.
6) Review & Sign – once your tax return is complete we’ll email a copy for you to review and sign. We’ll also send your invoice, and payment is required before we can lodge your tax return.
7) Lodge to the ATO – once your return has been lodged, the ATO’s processing time is usually 12 business days. If you have a refund they’ll deposit it directly into your bank account. If you have tax to pay they’ll send details of your due date and how to pay.

What’s Included:

- If you and your spouse are joint owners of a property, you only have to pay one fee for each property between the two of you.
Last Minute Fee:
Our standard tax return processing time is two weeks. When we receive your Express Tax form less than two weeks before your ATO deadline, we’re forced to work late nights and weekends to complete your tax return on time. So where we receive your Express Tax form (including your EasyBnbTax spreadsheet and all supporting documents) after the 1st of May, a Last Minute Fee of $50 will apply.

- if you lodge via a Tax Agent, AND
- if you lodged on time last year

Documents and Receipts Required
Here’s what you’ll need to have ready before you begin the Express Tax form:
- If it’s your first time lodging with us, your TFN
- If you’re expecting a tax refund, your BSB and account number so the ATO can send it to you
- If you had employee income, you won’t need your payment summary but you will need your expenses. The Express Tax form will guide you through all the possible deductions you can claim.
- If you had income from bank interest, dividends, managed funds, Centrelink or super these will all be provided by the ATO, you don’t need to send your statements to us.
- If you have an Airbnb, holiday rental, or home you share with housemates, your completed EasyBnbTax spreadsheet, and your depreciation report if you have one.
- If you have a regular rental property with no private use and no shared use you do not need the spreadsheet. You will need your property agent’s statement if applicable, your rental income & expenses, and your depreciation report if you have one.
- If you have a business, your ABN and business income & expenses
- If you sold any assets during the year, details of both the purchase and sale
- If you use your car for work or business and you kept a logbook, your logbook percentage
- If you have a spouse, a rough estimate of their taxable income
- If you have private health insurance you don’t need your statement, we’ll download it from the ATO
Note that you must have receipts or records of all of your expenses in order to claim them. You don’t need to send these to us, but you must keep them on file at home for up to five years in case the ATO asks to see them.
Payment Summaries and your ATO Prefilling Report
The ATO will usually provide the following documents, meaning you don’t have to supply them to us:
- Payment Summaries
- Centrelink Income
- Bank Interest
- Dividends
- Managed Funds (these are often not available until August or September)
- Private Health Insurance

Face-to-Face and Phone Appointments
At EasyBnbTax we’ve decided to focus on doing one thing and do it well, and that is online tax returns through our Express Tax service. This allows us to run our business efficiently and therefore keep our prices competitive.
Because of this, we don’t offer phone or face-to-face appointments. Instead all our tax return services are through Express Tax, and our customer service and tax advice is all via email.
